Where are you located? We are conveniently located at 1067 State Route 5E in Elbridge, NY, which is 12 miles West of the fair grounds, or 8 miles East of the Auburn. How long will it take for my structure to come in once I order? Delivery of our structures take an average of 4 weeks during the busy season (late Spring through Mid-December), on rare occasions a week or so longer. During the slower season (early Spring & Winter-weather permitting, of course) turnaround is about 2 to 3 weeks. Once an order arrives on our lot, we perform a quality check. We then call the customer and have them inspect at our location, pay and schedule the delivery. Delivery times and/or dates are not guaranteed. However, we adhere to scheduled delivery times/dates unless an unforeseen delay occurs such as equipment failure, route restrictions or inclement weather that could result in unsafe transport and set-up of your structure. Of course, if you purchase something directly from our 2 1/2 acre lot, we can usually deliver your purchase within a matter of days. No. All of our structures, furniture and lawn décor are built by our skilled Amish builders in Pennsylvania or New York. Do the structures come assembled? Yes, all of our buildings are pre-fabricated and they come completely assembled, except for the double-wide, 2-story & 2-car garage which arrive in 2 halves. We join the two halves and finish off the building on your prepared site, which is included in the price. For the 2-story single-wide units, we just need to assemble the roof on-site but the main portion of the building is complete. We also offer gazebo 'kits'. Basically, you receive all the materials & pre-cut pieces needed to complete the job on your prepared site. However, these kits generally require a good amount of carpentry knowledge and several people to pitch in and help complete the job. Do you charge for delivery, installation and setup? For our most common shed deliveries, we deliver buildings FREE within 50 miles from our location in Elbridge. Beyond that, we price delivery based on distance, shed size and number of delivery personnel needed. Typically, we charge $3.50 per mile over 50 miles, but if for instance, the shed size is 8x10 and the delivery location is around 100 miles away and takes two delivery personnel, additional charges will apply. If it is necessary to deliver a structure that is over 8' wide using the NYS Thruway, the customer is responsible for the cost of a Thruway special hauling permit, which is currently $50.00. 12'-wide Quaker-style or 14'-wide structures require an oversized load certified escort, which is an additional $450. There also may be additional delivery charges if more than one truck is required for a single delivery. If a delivery is more than 80 miles away from our lot, especially south of us, it may make sense to have the structure 'direct delivered' by a third party trucking company straight to you from PA. The best delivery option will be determined upon order. Other than a very few exceptions, installation and set-up is included in all of our building prices. We do not deliver furniture & lawn décor outside of a 20-mile radius. We charge a flat fee of $15 for the first 5 miles and $3.50 per mile thereafter, up to 20 miles. Can you move my existing shed? If the shed to be moved is Amish-built, meaning it has been built upon properly spaced 4"x4" skids, is structurally sound and both the old and new locations are accessible by our delivery truck and trailer, we should be able to move the shed for you. The base fee for a shed move starts at $150 for 8 wides. If the shed is being moved from one property to another, it is an additional $3.50 per loaded mile. Further charges may apply depending on difficulty of move and installation. Please contact us for information. The above rates are for shed moves within a 20-mile radius of our location in Elbridge. If outside of 20 miles, please call for information. The shed to be moved must be completely empty and if wired for electric or telephone, disconnected from these services. It can not be anchored to the ground at the time of the move. We may have to evaluate the site and the shed to be moved before we can commit to doing the job. Please also see Site Preparation. I'm not sure if you will be able to get a structure in to my property/up my driveway? Well, first do some general measuring. If you want to order a 12' wide shed and you only have a 10' wide access point, obviously, this is a problem. If you are still unsure after doing some measurements, we offer free site checks within a reasonable distance from our Saugerties location. We check for site access only and not leveling issues. The foundation preparation is your responsibility. We will let you know if the location where you want your structure to be placed is accessible by our truck and trailer. We are known for getting structures into tight spots, using our customized trailer and a few tricks of the trade. If a building cannot fit, it may be that it's just too big and a smaller building would fit just fine. Or you may just have to remove a small tree, branch or temporarily move a section of fencing. We'll let you know your options. The customer is responsible for making sure that the site is accessible at the time of delivery. It will be a full-sized pickup truck with trailer (minimum 42ft in length). Be aware of mud, overhead branches, wires, overhangs, etc. The clearance on the sides should be several feet wider than the structure being delivered. If it is a straight line in to the site, then it should be about a foot or so wider than the structure or 8' (the width of the trailer), whichever is larger. We also need about 14' of height clearance. What type of siding do you offer? Duratemp , vinyl, cedar, log, and board and batten. However, not all sidings are available on every building style. What is Duratemp Plywood Siding? Duratemp is plywood siding with a 1/8" Douglas Fir wood composite face. It looks natural, resists dents, checks and cracks. It is inherently stronger, lighter and more durable than engineered wood sidings, and provides a low-maintenance, easy to paint surface. Our Duratemp-sided structures are constructed with ½" Duratemp plywood siding. It's a great product and the most economical siding choice. Can I place my door or window(s) where I want? The structure you purchase is completely customizable. You choose where you want your windows and doors, and as long as your configuration fits with the size of the structure, no problem! You also choose your siding, trim, shutter and shingle colors. Want more? For additional cost, you can add another window, upgrade to a house door, add a loft, skylight, workbench, and much more. Do you offer a warranty for your structures? The Plus Ten Buildings currently gives a 1 year limited warranty which covers materials and workmanship in all of our structures (excluding kits and customer altered buildings). Please ask us upon ordering. There are also limited warranties offered by the specific manufacturer; For example, the asphalt shingles are covered for 25 - 30-years, metal roofing is covered for 40 years and the vinyl siding is covered by a limited lifetime warranty. Do I need a pad for the structure to sit on? For smaller structures, you do not need a pad if the shed site is reasonably level, firm and well-drained. For larger structures we strongly recommend the area is professionally prepared and leveled with a firm foundation to help prevent warping of your structure over time. A firm, level foundation is very important! Please read our Site Preparation page for more information. Do you install foundation pads? YES, we do crush stone pads. (See Site Preparation) The cost is determined on an individual basis and will be quoted by us. Your foundation pad may also be governed by your local town codes and you may have mandatory guidelines to follow. Does the foundation pad have to be concrete? Unless the building is floorless, a concrete slab is an unnecessary expense. We recommend a pad made with crusher run, which is a stone aggregate. It must be level and tamped down very firm with a depth of at least 4", with more in low spots so that it is level. The pad should be a foot wider than the dimensions of the structure. A firm, level pad will supply even support and will ensure less settling over time. Our floorless garages often require a concrete slab. You should check with your town building inspector to see what type of foundation is required. A good pad is firm and level. A bad pad is loose and uneven. Will I need a building permit? In most situations, yes. Permits are the customer's responsibility. Permit requirements vary from town to town so please check with your local town office. Please be sure to tell them that this is a pre-fabricated item and we are delivering it to you completely assembled. We do not build the structure on-site; we have finishing work that we perform on-site for our larger buildings like the double-wides and the 2-story. If we can help by faxing additional information to your town clerk, please let us know. Can I get stamped architect drawings for my structure? Yes! The cost is $150 for a single-wide structure, $200 for a double-wide structure and $250.00 for a 2-story double-wide structure. The drawings are customized for you so it usually takes 7-10 days for them to be completed. Drawings are generally not needed for smaller storage sheds; usually a brochure picture and the building specs will suffice. Do you have customer references? If you would like some references, we can certainly supply them. We have several thousand sales in our area.
